Our Process

PHASE 1
INTRODUCTORY CALL
Our advisors will identify and ask questions regarding specific market preferences, property types, debt requirements, down leg timing, tenant preferences and provide first time net lease buyers educational pieces to help the client fully understand the investment vehicle.
PHASE 2
FOLLOW UP & PLANNING
Answer any follow up questions the client may have as well as establishing a detailed timeline and plan for executing the exchange.
PHASE 3
TRANSACTION PREPARATION
Introduction to third party vendors included but not limited to: attorneys, exchange accommodator, environmental engineers and surveyor.
PHASE 4
SOURCING
Investment Property Advisors will begin to identify on and off market properties that match the client’s preferences. Any properties that meet the predetermined criteria will be sent over alongside an exchange analysis that will detail the various returns associated with the potential purchase of that particular asset or assets.
PHASE 5
TRANSACTING
Writing letters of intent on potential up legs, obtaining fully executed LOI’s on all necessary properties and securing a fully executed purchase & sale agreement. Investment Property Advisors will provide support and guidance through the entire process to ensure the client ends up in the best possible position.
